Building with Intention: Closing 2025, Preparing for What’s Next

As 2025 comes to a close, I’m reflecting with deep gratitude on a year defined by focus, discipline, and meaningful progress. This year marked an important milestone for HarveyReed with the successful completion of our 2025 project—a deal that represented far more than a transaction. It was the result of careful underwriting, steady capital, and a clear belief in our ability to deliver a high-quality product to market.
2025 was also a personal and professional inflection point. I made the intentional decision to step fully into real estate development and lead HarveyReed full-time. That leap was not impulsive; it was informed by years of land-use work, relationship-building, public-sector leadership, board governance, and capital stewardship. It was time to bet on myself and to build an organization that would impact my community and my family for many years to come. Was the decision scary? Absolutely. But coming from very humble beginnings, I’ve learned that betting on myself—when grounded in preparation and purpose—has served me well.
Moving into full-time development has allowed for deeper focus, faster execution, and stronger alignment between vision and operations. It sharpened our systems and reinforced my belief that disciplined, locally grounded development can be both financially sound and community-affirming.
This year reaffirmed what has always guided HarveyReed: that small-to-mid-scale, missing-middle projects remain a strong place to deploy capital; that hands-on, relationship-driven development reduces risk rather than amplifies it; and that trust—with neighbors, lenders, investors, and the talented team of professionals who bring each project to life—is foundational. We close 2025 with clearer frameworks, stronger processes, and renewed confidence in our ability to move from vision to execution in a repeatable way.
Looking ahead to 2026 and beyond, HarveyReed is actively evaluating new acquisition opportunities across Greater Boston aligned with our core focus on market-rate condo developments, small-scale conversions, and walkable, transit-oriented neighborhoods with clear paths to entitlement and exit. As new deals take shape, we are opening conversations with aligned investors interested in participating in upcoming projects. Our approach remains straightforward and intentional: conservative assumptions, transparent structures, consistent communication, and capital deployed with care.
2025 reminded me that progress is rarely loud—but when it arrives, it is unmistakable. The foundation is strong, the path is clear, and the next chapter is already underway. Cheers to the growth, momentum, and opportunities that 2026 will bring.
